Otay Ranch

Otay Ranch is one of the largest and most ambitious master-planned communities in San Diego County, encompassing over 22,000 acres and ultimately planned for more than 25,000 homes across multiple villages. Located in the City of Chula Vista, the development integrates residential, commercial, educational, and civic uses with a strong emphasis on walkability, open space preservation, and smart growth principles.

Assignment

The Broadband Group was engaged to lead the strategic planning of broadband and wireless infrastructure across the development. The effort began with a comprehensive wireless coverage and site conditions survey to assess current signal strength and identify coverage gaps. This foundational analysis is used to forecast the number of cell towers required to meet long-term connectivity demand and to identify candidate tower locations that preserve the visual and architectural integrity of the community.

In parallel, TBG conducted a review of local ordinances governing wireless facilities, including zoning, height limitations, and proximity to residential areas. These findings inform important infrastructure placement strategies, ensuring that future deployments align with city requirements and service provider needs.

TBG is also assisting the developer in evaluating a range of business models, including partnerships with tower companies and direct investment in vertical infrastructure. Through TBG Wireless, we guide wireless infrastructure planning that is both technically sound and financially aligned with the developer’s long-term vision and goals for the community.
